Pre-opening consulting
From the plan to the first booking.
Aestas Hospitality turns your new property into an organised, competitive business, ready to operate. It takes care of organisation, compliance, pricing, sales channels and the way it runs.

Who it is for
For owners preparing a new property who want to organise every stage properly before opening, from pricing and sales to operating procedures.
New build or renovation

A family house or apartment is moving to short-term rental for the first time, and you need a clear path to registration and the first booking.
A new owner
You have just bought an operating property and want to review its set-up, pricing and channels before the next season.

Questions
What owners of new properties usually ask.
When is the best time to start?
Ideally three to four months before the planned opening. Aestas Hospitality can also help closer to the date, with a shorter plan focused on what matters most.
Does Aestas Hospitality replace my engineer or accountant?
No. It coordinates with them and makes sure nothing is missed, but legal, technical and tax matters stay with your advisors.
Can Aestas Hospitality help while the property is still under construction?
Yes. The earlier it is involved, the more it can help with the layout, equipment and furnishing decisions that affect revenue.
Is pre-opening consulting a separate fee?
Yes, it is agreed as a project after the assessment. If the partnership continues with management, part of the work carries into the first season.
What happens after the opening?
The first 90 days are reviewed together with you, and the next step is agreed: full management, revenue and distribution only, or support when you need it.
